Listed Building Consent

If your property is listed, any alterations—internal or external—that could affect its character or historic significance will require Listed Building Consent from your local authority. This is a legal requirement, separate from standard planning permission, and failure to obtain it can result in enforcement action or prosecution.

Listed building consent applications must include detailed plans, expert assessments, and a compelling justification for the proposed work.

Formal Requirements and Submission

Design and Access Statement
A robust explanation of the design rationale and how the proposal responds to its surroundings and access needs.

Ownership Certificate
Completed and submitted as per Section 11 of the planning application requirements.

Agricultural Holdings Certificate
Completed if the site is or was part of an agricultural holding.

Application Fee
We calculate and submit the appropriate planning fee to the LPA.
